The Glencruitten project masterplan was prepared by CMA Architects on behalf of Argyll Community Housing Association (ACHA) and guides proposed developments at the sites identified by Argyll and Bute Council as PDAs 5/3, 5/6 and 5/7.

The Masterplan is a result of a lengthy process which included a statutory Pre-Application Consultation with the Planning Authority, road traffic analysis and consultation with the Council’s Road Department, consultation with Scottish Water and engagement with the local community.

Pre-Application Consultation (PAC) Notice 19/00306/PAN was submitted to Argyll & Bute Council on 13th February 2019 for a prospective planning application for a masterplan for a residential development, infrastructure improvements and landscaping on a 23.2 hectare site North West of Glencruitten Rise, Oban.

No additional requirements were requested by the Planning Authority and a Community Consultation was held on 15th April 2019 at Kilmore and Oban Church, Oban.

At the development stage, there was no mitigation/compensation solution to deal with the biodiversity issues associated with PDAs 5/3 and 5/6 therefore a phased development was proposed for PDA 5/6 only.

The Transport Impact Assessment and the proposed road improvement work and traffic calming measures on Glencruitten Road restricted development numbers to 100 houses; these were easily accommodated within PDA 5/7.

Links to further development zones within the PDAs were identified however these were dependent on delivery of the Oban Development Road and further traffic impact and biodiversity assessments.

Phases 1 and 2 will deliver 100 affordable houses for ACHA. Potential future development zones within PDA 5/6 have been identified however these will be subject to a further Traffic Impact Assessment upon completion of Phases 1 & 2.

Potential future housing areas = 2.1 hectares = 80 units (medium density)
