Panmure Street, Glasgow

Queens Cross Housing Association

Built for Queens Cross Housing Association, this development of 36 family houses and 16 flats replaces pre-war tenements, which had reached the end of their useful life.

The design was developed in close cooperation with the Panmure Street Residents' Steering Group, whose intimate knowledge of the area, its drawbacks and its benefits, has enabled them to become fully involved in the design process, resulting in their influencing everything from the site layout to the internal colours and finishes.

The development provides a range of house sizes from one-bedroom flats to six-bedroom houses, thus allowing all the existing residents to be re-housed, and providing flexibility to meet the future housing demands of the community. Play areas have been incorporated in addition to private gardens to provide a variety of play facilities.

Environmental measures are a mixture of passive solutions, such as large south-facing windows, high levels of insulation and passive stack ventilation, and 'technological' measures such as the roof-mounted photovoltaic panels which provide free electricity to twelve flats.
