Communities Scotland

For this new development in Balloch, Communities Scotland were anxious to promote innovative concepts, resulting in a development providing 26 houses and flats, which are fully solar heated, with electric immerser back-up.

The design promotes sustainable principles throughout. Solar sunspaces are incorporated to achieve passive heat gain, and this together with high levels of insulation, has resulted in houses with maximum SAP ratings of 100 and the expectation of low annual fuel bills.

Dwellings are designed as "lifetime homes" enabling residents to adapt the houses to provide differing facilities as their abilites change, and so allowing people to remain in their homes for life. This arrangement includes a wheelchair hoist space and knock-out floor panel, so that both levels of the houses and flats can be accessed.

The dwellings are designed to accommodate wheelchairs, both upstairs and downstairs, and the ground floor toilet and hall is arranged so that a ground floor wheelchair accessible bathroom can easily be formed.

Selected houses were also designed to allow easy extension of the living area to provide a ground floor accessible bedroom without the loss of garden or driveway space.
